Also, if you want to raise the rent in six months, why not start with a six month lease, and then whenever you are required to give notice of renewal, raise it?

Brandon G. Are you sure the lease did not automatically renew for another year after the first year? Not sure about the laws where you are, but I've found that to be common.

Just on the whole ethics thing, which I know isn't why you're posting here. If everyone is "willing"--the seller at their price, the buyer at theirs, and you at both--then I don't see the issue.

@Aaron Vergason can you talk more about raising the sale price and then getting the money back? I haven't heard of that before, but am interested in how that works. Wouldn't then that raise the basis for property taxes? 

@Samantha Soto congrats on the deal! I'm interested to see how you work out these issues. I don't have any great advice except maybe you could roll some of these costs into your mortgage? Or get the seller to make the repairs if that's possible. Wishing you luck!

Like Wesley Davenport mentioned, I'm pretty sure the tenant can rent an apartment that exceeds the determination, provided they make up the difference. But it sounds like maybe the landlord is trying to collect the difference without declaring it as income. Are you paying him cash?

@Anthony Angotti Dormont is a cool area. Definitely a hot neighborhood. I'd love to find something there, but the few I've looked at had crazy taxes. 

What position do you play? I wish I could join the Pittsburgh rugby team. Unfortunately, I've had too many concussions (four--ending with post-concussion syndrome with the last one), so I can't really mess around anymore.
