I have a deal for a good 2 bedroom condo in the works.. what's the best play on this? Was thinking 20% down and conventional financing the property is 235 needs about 15k rehab.. next door just sold for 305.. I'm an agent so can save some money on fees both ways... Would it be wise to finance this with conventional financing? Thanks

Ive been analyzing plenty of deals lately but things are really heating up here in the tri state area (NJ, NY, CT) im looking for my best course of action since I have some cash to play with. Although 100k doesn't stretch that far i was planning to acquire them cash at below market (that's the plan at least) and refi. After purchasing an all cash deal what is the typical turnaround time for being able to refi and rinse and repeat.. also I want other investors take would they just start with leverage or all cash then refi into deals.. thanks in advance

Craig Haskell I couldn't agree with you more. The difference this time is there is so much foreign investment because of the dollar and RE always hedges with inflation and not unemployment. Even when rates rise I still see it going up due to the demand is so strong and the banks are just at the peak of getting rid of all the foreclosure selloffs. Once that drys up demand will be even strong and there will be a lack of supply which in turn builders like KBH should start building again to keep up with demand... I see most markets going strong up until there's an excess of new homes being built. Look at the mid 70's when banks sold off the rest of the for closures from that point till the early 80's homes throughout major markets jumped in price 5,6 times even as interest rates ran up too 11%+ and unemployment was around just as high. Buy buy buy

Turnkeys in Florida, Nevada, Arizona where are you ??? I'm in the New York area and have been narrowing down these 3 areas for an OOS property with cashflow and management in place. Do any likeminded investors have any recommendations for companies they use and are seeing nice returns Thank you
