I always like to use this strategy.  First tie down the property then give them a report of the major repair works.  Focus on major repairs like the Foundation and Structure work/repair.  The best results would be if you had a Contractor estimate you on the repairs. This is much more credited then it coming from some one that is not a contractor. It can also work with out using a contractor but expect much lower reduction.   

Hope this helps, it has help he and my friends on reducing the sale price.

I'm a energetic honest straight forward investor. I likeI flipping homes because of the before and after pics. But it is also my pation to get my hands dirty and make something wonderful out of ordinarily.

I was 23 when I got my fist property.  And I was 26 when I got my investment house.  Two years later looking to buy the 3rd one. Looking back I wish I would have taking the chance I wanted in flipping a house I know that's what I'm finally doing.

how do you arrange about doing a 1031?  And it's it worth doing 1031 on a first Investment?
