Hi there Bohdan!

It's great you are starting real estate investing at such a young age. I would check out local meet ups in order to find mentor/partnership with someone. As starting off you can do the house hack of multi families, rent one unit and live in the other to live on a budget! 

If any of those books you are reading are worth-while, please share and recommend!

I agree with @Matthew Choi, when I started out biggerpockets was probably the best tool and meetups were just as good. The first few meet ups like Matt said kind of uncomfortable because you walk in not knowing anything but in order to grow you need to put yourself into those situations. Everyone there loves real estate and love to share their insight about it so just let people know what your goals and dreams are! Network=Networth :)  

You should also add what city you are from so locals on bigger pockets can connect with you. 

Post: Move in fees? Do you suggest all landlords do a move in fee?

I have never heard of a move in fee? Does the tenants benefit from this move in fee, are they getting assistance for their move in? In Cleveland, I've never heard of such a thing.

It may depend on your area. For my rental I used craigslist and Facebook marketplace and had over 50 inquires just with the two combined. I contacted the first 3 people who contacted me and had the renter in there the next week. 

You can always use a realtor and get it on the MLS but they usually charge half of first months rent to do that. At least where I am from.

Hey Joseph, 

Seems like you're on the right track. I started investing when I was 20, and its been the best decision I have ever made. Its great that you can take advantage of the VA loan. Just keep being frugal and saving to get where you need to be to get your first purchase! If you utilize the VA loan you wont need much money down ;)
