Hi there Karla, 

I would recommend finding an investment friendly real estate agent. You can probably find them here on biggerpockets. 

You can go to local R.E meet ups, facebook groups, and try to find wholesalers who have discounted properties. 

You can reach out to homeowners on your own asking to buy their homes via mail or if you can find their phone number give them a call.

Hi there Sterling!  

I have a few questions/concerns about this townhome. Where I live townhomes are usually newer and more low maintenance. because typically there is HOA, with that being said HOA's can be very difficult to work with and may not even allow renting and you need to watch for the HOA fee increasing in the future. You would'nt have to worry about landscape, snow removal, etc. or even outside damages like roof which can be very beneficial and typically a college student wouldnt have time to do. Just make sure you read HOA handbook before purchasing.


With the single family you can always rent per a bedroom which is what I did in college and attracted me because it was alot cheaper than renting an entire house. My landlord had a 4 bedroom house and standard rent was probably around 1000/mo. Everyone in the house paid 500$ per a bedroom. Therefore when its fully occupied can super nice cash flow. Which I suppose you could also do with the townhome depending on number of bedrooms. 


Hopefully my suggestions can possibly help you make a decision a little easier!

The iconic "Rich Dad, Poor Dad" that everyone refers, I read a book called "Millionaire by 30" by Alan Cory and it was an extremely easy book to read. I am not much of a reader and I really enjoyed it and it also made me a laugh a few times. I think the money podcast that bigger pockets do are pretty great. Also maybe just mention some tips on how she can think about money.. for example when I really want an item I think "I have to work this many hours at my job in order to pay for this item, is it still worth it?"

Are the electric meters seperate? Maybe you can look into electric heating options for their unit?

Hey Zach, 

I am not sure how it is in Arkansas but in Ohio its pretty expensive to maintain your license its about 2,000$ a year. This does not include the money you need to self market yourself and the gas money driving around everywhere. I know when I was in college I probably would not be able to afford that. If you are a full-time student I would focus on your studies but if you notice you have alot of free time, it may be worth it.

Welcome Carl! 

Smart move to get involved with real estate. My advice to you is take advantage of that VA loan! Write down your goals and don't give up. Also, even though you may not make the Navy your career it is great to have income coming in so you can obtain a loan easier if needed.

You'll need to look at the county's website, usually at a courthouse.
