Thanks for your replies. I will check out Callrail and see what's it all about. At first, I'll probably start answering all the phonecalls, then at some point I will want to set up an automated voice mail to handle the bulk of call volume, or at the very least to work during off hours.  I'll be playing by ear and will adapt accordingly. Thanks again, any more information is very welcome.

Hello everyone. I'm just about ready to start a campaign marketing for motivated sellers and I would like to set up an automated voice mailing system to collect information from motivated sellers, at some point. I have in mind two use the 2 sim cards on my phone to use 2 telephone numbers, one of which will use the automated voice mail system. I would not answer this number but have it go directly to voice mail.

I was really hoping I can get some suggestions setting this whole thing up and hopefully learn a little more about the process itself. From what I understand, it is possible to use a system like voice google to do this process. I could sign up for a voice google number and have them send the voice mail to my phone number. I'm not sure how I would go setting up the automated voice mailing system though, hence this thread.. Also, if it works properly, I can't imagine needing to use the second sim card on my phone.

So:

1. How and what services do you guys use to set up an automated voice mailing system to collect information from motivated sellers?

2. Do I have to sign up for a phone service provider who offers this automating voice system or can I use an external one with any service plan?

Ideally, I'm not looking to sign up with a yearly phone contract since I already bought my phone outright. Instead I'll be using business service plan like teltik.com that is month to month.

Hello. I am looking for a good closing company and attorney who can help with wholesales in the Tricities region, namely in Morristown in Hamblen County. Can anyone make any recommendations? Thanks.

I would like to get started investing, namely wholesaling, and am running into a little difficulty finding a good title company and/or real estate attorney in my area. If anyone knows of any good closing companies and attorneys who would help me close and make contracts for doing no money down real estate investing, such as wholesaling, owner financing, subject to's, and lease options, I would be VERY grateful. 

I have a very good prospect already, a potential 130k purchase with ARV of 240k that I'd like to wholesale, and the first thing I would like to do before I approach the potential seller is find a closing company and attorney to write up a contract and I'm at a bit of a stalemate. Please any advice would be very, very appreciated.

I live in the TN Tricites region, specifically, Hamblen county, morristown TN. If you invest here, who do you use to close and who is your attorney? Thanks.

Post: Wholesaling bank owned properties?

I found a good price on a bank owned property. It's been on trulia for over 120 days and selling for 89k with a estimate of 170k on zillow and similar comps in the neighboorhood showing 120k. How would some of you experienced investors approach this, without funds. Would the only option be a hard money lender or funds from another investor, aside from a tricky LLC option?

I've read some buyers will negotiate the price again if they would receive all cash, after agreeing to a lease option. Maybe I was thinking of a different scenario than lease options?

Thanks, I think I will remember to distinguish the "option" part when discussing lease options. So, the profit centers with doing sandwich lease options, for instance, are the optional, non refundable, deposit, any monthly spread, and a payoff if the tenant buyer decides to purchase the home, by renegotiating the final price of the home since you would be able to cash them out. Is this accurate? Generally, the accrued equity that has built up within the option period through the tenant buyer is of little concern, can't be capitalized on? The major point of profit interest after having collected the downpayment and receiving a monthly spread, then, would be to hope and assist the tenant buyer to purchase the property within the time period I have the option to purchase so I can collect a fee. Is this accurate?

What happens after the lease option expires? Is the contract cancelled, ie , I can't collect a monthly spread and am completely out of the picture? Is it possible to renew the lease option for another two or three years, and continue to do so? If so, the accrued equity would be of greater importance then. Can you expand on having this addressed in the lease contract so it would be possible to benefit from the equity? With a lease purchase, would I be able to exercise my right to purchase the property at any time, indefinitely? Say many years go by and a lot of equity has built up through all those mortgage payments, would I be able to purchase the house at the price listed in the agreement, minus the equity that has built up. If I purchased with lease a house for 200k, and 7 years go by and 100k in equity, can I purchase the property for 100k then retail it, or, could I assignment my lease contract to another investor? Is finding a tenant buyer the only way to go through a sandwich lease, or would a regular tenant, without an option to buy, be possible?
