Try calling a Title company down there so your hands off and they will make sure the documents get done correctly. They do these deals all the time and will help you thru with it when you explain your situation. Also will be better so you are not stressing about if you did it correctly.

@Marshall Magnus thanks for encouragement. Yes we actually got financing from a local bank. And we did most of the work ourselves. As far as insulation we did the ceiling insulation and some in the kitchen walls where the rot was. Other than that the house had good insulation.

Single-family residence fix & flip investment in Longview.

Purchase price: $35,000
Cash invested: $38,000
Sale price: $93,500

First Flip 2021. I added many needed tools to my investor tool bag on this project; but the most valuable lesson would be that no matter what problems come up, to just find a way because no one is coming to fix it. Check out our work ;)

How did you add value to the deal?

We added new kitchen and bathroom. Fixed Kitchen plumbing and Subfloor. We refinished floors in living room and bedrooms. New roof. Painted interior and exterior. Installed recessed lighting and new insulation.

@Patrick Bartlett we are actually changing the windows. They didn't function as well as we would have liked.
