New Boston Texas - Sell without agent?

How do I sell a house without an agent? I am trying to sell my Dad's house for him. It needs foundation repair and cosmetic remodel, so investor or wholesaler only but I have never sold or bought anything without an agent. Trying to avoid fees since he will likely be at a loss. Located in North East Texas.

Asking $40k, ARV is minimum $100k

I would be very cautious about getting under contract with a "wholesaler" as they're not the end buyer and most of them will only drag you along for the ride and drop the contract once they realize they're unable to flip the purchase contract. Stick with seasoned buyers who can show you funds on deposit in their personal or business account, can provide you deeds from the last 3 to 5 properties they've actually purchased in the last few months, etc. Be sure to include in your contract that the buyer "shall not assign this contract"...this will help push out the fakers from the takers. Many will push you to sign with them before they provide any evidence of their ability to perform so take your time and think through the each offer. If they're not using the TREC One to Four Family Resale form, you should be very wary and look for the 7 red flags indicative of most wholesalers (versus actual buyers).
