This one went very quickly! # 96 for 2015

Once again we were able to add value to so many lives! The seller we purchased it from received a solution to a dire need. The community benefits from the restoration. The happy tenants found a home. Our Trust Deed Investor received a great return. Our buyer received a great investment. Our management team gets a great property to manage. Our rehab crews continue working and we made a little money which allows for more marketing, covering overhead and employees to be paid... What a process and so many lives touched for the better with every single property we do.

We performed nearly $16,000 in repairs on this one and had it leased within 2 weeks of completion.

Rented for $900 a month and Sold to a very happy investor for $78,000.

Our Trust Deed Investor received an 11% return in less than 4 months and our Cash Flow investor got a great renovated property with equity with an initial 11% return.

The majority of investors share your same issue when starting out, lack of capital with which to invest, I know I did.

Hundreds of deals later, when people ask me how I got started and how I raised private money to do all of my deals, even till this day not working with conventional Hard Money Lenders, I still say the same thing....    You have to be able to add value to others and the only way you can do that is by making yourself more valuable.

I made it my goal and mission to let nothing stop me from raising private capital because I knew if I had the cash, I could add value to others.

So the only question was, how do I make myself more valuable so an investor would want to give me their money even though I had never done a deal before??  I realized that I needed to focus on learning everything I could about the business and understand how it was "supposed" to work from start to finish.  I also had to have 100% conviction that it was possible and I connected with many other successful RE Investors and developed what I call relationship leverage.

I did also go to many seminars and hiked up my credit cards on education.  I considered that an investment sacrifice in myself.

Armed with all of these things, I was able to speak confidently to potential investors, use other peoples stories that I was connected with as examples and build the trust and credibility.

I do go into great detail about raising private money and working with investors but this give you the nut shell version of what worked for me and what would work for you or anyone if applied properly and consistently over a period of time.

I recommend you routinely take time to unplug, reflect, clear your mind and recharge.

Whether you own your own business or are kicking butt at work or are working to break off and do your own thing, you NEED to take time out to recharge and prevent burnout syndrome.
I believe it is critically important that you get yourself outside, even if it is just for a few hours, get some Vitamin D and enjoy this great creation. The book The Charge also suggests you Schedule 90 Day Holidays. I love this idea and it simply states that every 90 days you have some little "Holiday" scheduled for yourself. It doesn't have to be big. In the case of this video, we did a one night trip into Punchbowls.

Now get out there and Recharge! If need be, don't forget to bring your Epic Adventure Foreman with you!  Check out this video!

They say half the distance to success is reached by simply showing up. What "they" leave out is that you have to show up CONSISTENTLY and with a relentless determination! You have to keep coming even after you realize how much "work" it is! You have to get back up even after you experience huge amounts of pain, and you WILL. You have to positively feed your mind, your spirit and your attitude and keep showing up, Consistently!

The deal flow, creativity, brainstorming and ideas for the future were at such a high level that we had a tough time calling it a day before midnight every night. Videos coming soon.
