There is actually a ton of these available in Arizona. They tend to sell pretty quickly, but still make great investments if you are able to move on them quickly enough! Do you know what area you are mostly interested in?

@Yu Chen I would definitely recommend looking in the Central Corridor, North Phoenix, and possibly even the Mesa/Tempe area. Those are all very good areas for rentals right now, especially near ASU since there are multiple strategies you can go for when renting those properties out. @Eric Lee Rents are always interesting to see in college areas because they can sometimes be very high, other times a bit low depending on how close you are to the schools. However, you'd most likely be looking at around $850 a month minimum for a 2 bedroom rental in that area, and that's considering that it is not upgraded. Another option would be to possibly rent out the rooms separately to students, but that's where the vacancies can affect the cash flow. Hi Tony, cap rates right now in the Phoenix area are somewhere around 5.25-7.5% when it comes to multi-family. A very common number to see right now for cap rate is about 6.5%. However, you may be looking at a slightly higher rate if it is a value-add deal. Rents are going up very quickly right now in the entire Phoenix metro as well!

The entire Phoenix metro is great for rental investments. Especially considering the prices are not very high. but the rents keep going up very quickly! We are also the fastest growing city in the US.

Phoenix is great for rentals right now considering rents have been rising like crazy. I am a Realtor here, and I have a great Realtor friend who does a lot of multi family deals in Phoenix. He is a property manager as well. Let me know if you’d like his info to maybe speak with him!

Arizona's rental market right now is a bit crazy, which is good for landlords! Not a far drive from CA, and prices are still pretty reasonable. However, it may be a bit of a challenge finding a SFR under $200k here but still doable.

AirBNB is a great business in Arizona. Tempe and Scottsdale would be great places to buy a property if you are trying to do this, and even if eventually Airbnb isn't working out for you, you could easily turn it into a long term rental. Tempe has a ton of demand for housing for students and families in general. The overall rental market in AZ right now is pretty crazy so you could go both ways.

My financial math teacher in high school taught us a lot about debt and I believe that was extremely important. Many people have no clue how to manage debt and it’s so much better to learn about it while still young.
