@Allan Brooks the small MF space is quite competitive right now, especially for B class properties. I just listed a fourplex last week and received multiple offers within days of listing. I had to work really hard to get a Central Phoenix tri plex under contract, and it ended up appraising $15k(!) above our contract price due to the area demand. (That one is closing today)
I'm still getting deals done for VA and FHA buyers who want a live in quad, but the buyers have to set their expectations and be more flexible on other factors like building style or location.
