@Ed Matthews one strategy: Underwrite to 10 years for 3x+ multiple and a 15%+ IRR but position the asset to sell/refi much sooner; perhaps 2.5x in 5 to 7yrs. Protect the downside first.

@Daniel Lozowy yes. But things like budget, cap ex schedule, unit turnover budget, overall strategy is typically handled by an asset manager in larger assets. at 20 units you absolutely need to get educated on this stuff. all the best.

@Daniel Lozowy answering first question. I haven't read the threads so my apologies if this has been answered.

Asset Management is your biggest blind spot. Research what this means. Very few management companies are even capable of this when it comes to managing 20 units. In fact, you'll need to be the asset manager. Roughly translates to managing the manager and the asset strategy and plan from a high level.

@Charles Wickware welcome to the journey man! For 250k a year you'll need at least 2.5 million in equity returning 10%.  The fastest way to do this? Build a business model that generates and grows income that can be funneled into income producing assets. The truly wealthy use the B quadrant to funnel $$ into the I quadrant.

Likely not. A flip falls in the active income bucket. Syndication losses would be in the passive bucket. Except for full time real estate professionals (tax designation NOT merely a real estate agent) gains/losses can only offset if they're in the same bucket.

Great idea for short term investments (flip, BRRR for examples). Typically a bad idea over med/long term. Financing terms changing, note getting called early by lender etc can topple a portfolio like what happened in 2008.

depends on what type and how many units and in what sub-market. beware Turn Key if you want to make a return. :)
