Hard/Private money is great if you find the "right lender" and terrible if you pick the wrong one. Go local and ask for referrals from other investors.  Also, negotiate with the lender that it be a non-recourse loan IF you find a good enough deal.

I've borrowed nearly a million bucks in hard money since 2012 and it was a great way to get rolling but working with the right lender is key!  For every one good private lender there are probably at least 9 loan sharks that want you to personally garantee the deal and hpe
