Well...I sent my tenant a security deposit letter stating we would be withholding the security deposit due to her smoking in the home and stating she did so. First tenant and the first experience as a landlord...lol great start to this real estate journey, and im glad were getting this out of the way! lol

@Lynnette E. wow that sounds terrible! I’m in a crappy spot but hopefully the paint and ionizer will take care of it this week. I did noticed the yellow on the walls so here we go! Thanks a lot for your insights and perspectives on this!

Hey everyone! 
I have a tenant set to move in three days, luckily I was able to get in early to get maintenance an repairs going in prep for the next tenant. However, my visit last week revealed massive amounts of cigarette smell on the first floor and basement. 

Have any of you dealt with this kind of remediation before? I’m curious to know how much this will cost. I’m in the DMV area so I’m sure costs are a little higher around her but I’d love to get different perspectives and experiences on this!

Hi! my wife and I did the exact thing. We found a fore closure that was owned by a bank. the bank did a basic remodel and the property was turn key. What really got us in there was the private entrance to the basement that we ended up renting for about 1.5 years. I think you're thinking in the right direction, I say don't get too impatient. If you can wait and keep scouting do so. 

We studied a lot of neighborhoods for almost a year and it really helped us understand the market more than anything. Once our house went on the market, it was like a muscle reflex. Just from the price and pictures I knew it was in the right direction. Generally speaking. 

Real State agents are great! But succinct in what you're looking for, I think they'll appreciate it.

Hey everyone!

Do any of you have any experience with purchasing mobile homes/container homes and installing on site? Im curious to know if an empty lot could have a mobile home placed on it and then sold with the land as a normal single family?

Investment Info:

Townhouse buy & hold investment in Chesapeak Bch.

Purchase price: $234,000
Cash invested: $4,000

This was an "easy kill." its was a foreclosure owned by the bank, with minor needs, like a refrigerator, a new toilet in the basement and an inspection of the chimney. We lived in it for three years and house hacked for one year, until we saw a bigger house down the street for an incredible price. Now this house cashflows 600/mo. This home was originally 234k and now its virtually impossible to find homes like it in the area for under 300k. In four years, its turned out to be incredible!

What made you interested in investing in this type of deal?

It was slightly below market price! It also wasn't too "luxury," which meant it could use a little personal touch from us. and we didn't have to pay wild prices. The work needed was minimal. A similar house down the street needed tons of work and cost only 8k less, so we thought....YES, LETS DO THIS!

How did you find this deal and how did you negotiate it?

It was an easy process. No crazy negotiating.

How did you finance this deal?

VA Loan! it was a great experience!

How did you add value to the deal?

Renovated two bathrooms, repainted the whole house, added a security system, improved lighting, and installed new floors in the kitchen and two of the bathrooms. Upgraded storage in the utility room.

Lessons learned? Challenges?

The biggest take away from this was...buying property is not as intimidating as we thought it would be! Just had to dive in!

Every market is different! Every opinion is driven by the markets those opinions are experiencing.

Look at your market and look for opportunity! I firmly believe there is always opportunity, but sometimes it might be harder to spot if we hesitate to get in there! And getting in there doesn’t mean tying up Capitol.
