Is that your understanding as well? Even if it had become a bill, my understanding is that it will stop existing multi families and will not stop the new 2-family condos that are being built (like the ones in JC Heights)

hello Austin Texas Investors and Real estate experts, Really appreciate your inputs on below. I am an out of state investor and I am looking at a multifamily property near Colony park (closer to Expo). I am happy from cash flow perspective 7% with 25% down. The long term strategy is I am hoping for long term price/rent appreciation and that the area would participate more in Austin growth story, the area does look a little rough for now. However, when looking at the neighborhood, we do see a lot of mobile homes behind the property. Wondering, how this would impact the long term price appreciation and neighborhood change. Hello All, I own my investment property under my name.

However, with the current version tax reform, it does look like pass through business (like S corp and LLC) with less than $500,000 income will be able to automatically deduct 23% of income. Anyone else read the current tax bill like I do. If yes, It would make a lot of sense to form LLCs and register ownership to LLC. Thoughts and ideas? I am thinking I would do the transfer before year end since the final tax bill may be effective 2018.

I have been cautioned to avoid washer/dryer in building due to water bill increase. I live in NJ and think it would be a good amenity to attract tenants. This is a 2 family (3 bed,1bath units) and there is washer/dryer already available in the basement. On Moderate to heavy usage, want to get thoughts and experience on what kind of increase in water bill is expected, are we talking 25% or are we talking about 50,75 or 100%.

I have been looking for good deals in residential multifamily units in Jersey City area (short sale, fixer uppers etc) which meet my income criteria. I am trying to work with sellers realtor on distressed sale but with the current demand for good deals, I am having a tough time in finding good deals that last. I scan trulia/zillow everyday but I find that most of the good deals go into contract before it hits these sites. Is there any other website/source to get the information little earlier or is there a way to connect with listing agents so I am alerted before a listing makes it to zillow.

Any input is appreciated.

thanks all, this is a 2 family in jersey city, nj. I decided to walk away since the seller ( bank wouldn't negotiate). Btw, the bank has put the propert back on market through a popular auction website hiding the oil tank and possible contamination issue (also advertised as financable), hoping they could pass on liability and make a deal. Do you if this is legal in NJ? I wish there was a way for me to let potential buyers know. I wasted time and money on this property, would hate for someone to go through the same process, worse buy the property without knowing the issue
