Multifamily in Austin Texas - Question onnlong term prospects

hello Austin Texas Investors and Real estate experts, Really appreciate your inputs on below. I am an out of state investor and I am looking at a multifamily property near Colony park (closer to Expo). I am happy from cash flow perspective 7% with 25% down. The long term strategy is I am hoping for long term price/rent appreciation and that the area would participate more in Austin growth story, the area does look a little rough for now. However, when looking at the neighborhood, we do see a lot of mobile homes behind the property. Wondering, how this would impact the long term price appreciation and neighborhood change.
