This time of the year is bad for empty units, January with the tax returns will be better. Maybe you could consider restructuring the rent, lowering to 525 and not paying for the trash. Just a thought. People tend to focus on one number.

I transfer the properties to the LLC after the purchase. I usually discuss it with the bank beforehand and my bank has allowed me to do it. At closing I personally assume the mortgage but the ownership of the property moves to my LLC with a quit deed.

That is great news. When will these new guidelines be adopted?

That sounds like a great rule. I don't think I can find those kind of deals here in sw Missouri, hopefully some of you can. I'm happy reversing the 1% rule, buying houses I can rent for 1% of the purchase price.

I keep track of my expenses on an excel file. With one unit you won't need to invest any money in software. I have 3 units, and still don't see the need for extra software. The important thing is create a routine and stick to it. Write down the expenses every week, don't let the receipts pile up.
