Thanks for the feedback.  I will keep going with my direct mail campaign and focus on owners with equity, as I believe I heard @ Michael Quarles recommend in his 2nd podcast on BP (81 I believe).

So I'm starting my first direct mail campaign.  I've already written some using the most basic yellow letter format.

     Dear [           ]

Hi my name is [         ]

I would like to 

       $Buy$

your house at [          ]

Please call me at

# 123-456-7890

I'm wondering if anyone has any experience with different formats and which have been most successful.  I would appreciate any feedback.

For me it all started with the podcasts, hearing about peoples success in the biz really solidified my belief that I too could be successful.  From there the next pivotal moment was posting on the forum and receiving great feedback.   

Overall it's the simple presence of so many people doing it that really inspires me.  Oh ya, especially when I hear stories like @Arlen Chou, California investors finding 1% deals with seller financing!! Sweet, I can't wait till I get my first one.

Hey Taylor,  wow what a great response.  You really summed it up perfectly, it's really about us seeing how we can help somebody get what they want and maybe through doing that, we also get what we want.   I feel so much better about my plan now.  I'm not necessarily looking for houses, I'm looking for people who could possibly use my help.

So I'm new to real estate investing and I sometimes find myself struggling with how finding a great deal can happen without someone being taken advantage of.  I don't want to make alot of money just because someone is having a bad day, or doesn't know the value of their property.  Anyone else wrestled with this?  How can your great deal be great for all parties?

Awesome points on Cali investing.  I am also new and am weighing the pros and cons of in-state vs. out-of-state.  Your line, what location would my kids hoped I picked, is awesome, and really emphasizes the value of California investing.  I don't know why I have to keep being reminded of the three most important rules of real estate investing.

Hi Emily,  

I was trying to evaluate different neighborhoods in several of my target cities and I came across this site.  I'm not sure about the methodology used to arrive at the findings, but based on my own local knowledge of the individual areas, the information was pretty accurate.  I really liked the vacancy rate and average rent information.
