Rode my bicycle around my target market (cycling for dollars?) looking for potential investment opportunities while listening to  BP podcasts.  Nerded out on Excel building spreadsheets to compare investment properties.  How does the saying go, if you find work you love, it wont feel like work.  Now if I could only start making money doing this!

Hey Josh,

I would make your offer based on the math.  That is, depending on what you intend to do with the property, do a rigorous analysis of the property and only offer an amount that will make you money, whether that be positive cash flow, or profit on a flip.  There are calculators on this site that you can use for free to do this.  Good luck!
