You're absolutely right. If the ROI is greater than the initial investment, than No it wouldnt as "expensive" . My thing is finding out what actually works, instead of putting money into just any systems out there. I would want a return on my investment at the end of the day.

I get what you are saying, in regards to people may not wanting to go through mail. 

You mentioned PPC, what's the best way to start doing that? I always thought those were expensive to do, or worrying about getting the wrong person to set it up for me. I am open to learning about it, and see how I can implement it to get more leads.

I was able to send out some direct mail letters last week. I think this might be a  good time to send out mailing if you're able too. Make your envelopes stands out, ( I see people adding stickers to their envelopes, or getting Thank you cards,etc etc) and increase your chances of getting them open.

Hello,

So I've been seeing some pre-forclosures in my area, and been thinking if it'll be a good way of buying my first investment property.

I plan on getting a multifamily.

What are your thoughts on using that method?

Post: Anyone known if a realtor can pull up a cash closed list?

Just introduce yourself, tell them what you do, and ask ways you guys can work with one another. For example, if you come across a deal, that you cannot wholesale, or any other options isn't possible on your end. You can always refer the seller to the realtor. Give them the listing, instead of trashing the lead. And build a relationship from there.

Yes a realtor should be able too. If you know one, reach out to them. If not, find one and introduce yourself. Also, Reipro, and Propstream provides cash buyers. Along with some other softwares.

Thank you I appreciate it. I think he's trying to hide somethimg from the wife. I have spoken with the attorney, and I am most likely will just walk away from this one.

True, that's what I tried explaining to the husband. He refused to accept the facts. The attorney office even tried calling him, he got upset and hung up.

@Greg Scott The wife is ready to sell the property. It's the husband who's insisting on receiving straight cash for it.

The attorney found judgments against him, and I think he's trying to prevent his wife from finding out.

I'm most likely will walk away from this one. Too many red flags on his part.
