@Mo Thomas Yes! I still use it and have had no issues whatsoever.  Usually it's next day deposit, occasionally takes a bit longer.

Once licensed, are you able to view properties across the state? For example, properties in Charlotte as well as Raleigh- or do you have to join the respective realtor associations.

Mai Vo - I did not get this deal under contract. The property needs a significant amount of work- rehab wise. This would be a tight deal even at the low price point. Did you go out and see the property? Your thoughts?

Any locals here who can provide some insight on the area around Cumberland, IN on the border of Indy?  Specifically about ease of renting, possibility of appreciation in that neighborhood, etc.

Looked at a large apartment complex yesterday which is only priced at 18k a door.  Needs a good amount of work but there seems to be quite a bit of upside potential.

This may be a long shot.. does anyone have any experience buying vacant land that was zoned for SFR and successfully re-zoning it to multifamily? Looking at an opportunity in Cook County area of Bartlett.

@Laura Thorne I would get as many units as possible under one roof.  Don't feel intimidated by the larger size, 24 units is not 12x the work of a 2-unit.
