SEO is Search Engine Optimization.  This is where you optimize your website to respond to certain Google (and other search engine) searches.  If someone were to enter, "Who is the coolest SEO dude in real estate?", it would certainly come up with Jerryll.  You do not pay for this, per se.  You can pay people to help you, but you are not paying for the traffic to your website.  This takes months to get going and is a lot of work, but I believe totally worth it.

PPC is pay-per-click advertising.  This is where you pay for ads to appear in Google (or Facebook, or whereever).  In Google, the ads are served based on the search.  If I were to pay enough, and someone entered, "Who is the coolest SEO dude in real estate?", my ad would show up.  On Facebook, I think it's pretty much based on demographics.  "Please, Mr. Zuckerberg, show my ad to everyone in the 12345 zip code who is over 50 and has shown an interest in selling their home."

This was really helpful and funny too! Thanks so much for explaining the difference between them. It makes so much sense now. I'm excited to implement these strategies on my business.

I would download Google keyword software tool to get a price estimate on how much it might cost in your target area.

Hey Chris! I'm still a little bit confuse on the difference between SEO and PPC. I can imagine what PPC really is, since the name explains itself. However, I still don't get how SEO works and how it is so cheap. Is it reacted with what people are searching online, and the words they are using?

I almost didn't chime in, to see you sweat.

Muuhaha

So, wait a second y'all...

SEO IS cheap. It is FREE!.... IF you do it yourself. See I ALWAYS tell people NOT to hire SEO companies to do your SEO for you because they are doing it ALL completely wrong. And if you think this is a bold claim think again. I am not kidding. I discovered the real SEO equation and once I cracked the code it was SHOCKING how every SEO company is like a mindless zombie just following a system that simply seems completely random whether a site ranks or not.

See SEO is all about pleasing your traffic NOT GOOGLE! And there is where everyone goes wrong. Everyone thinks about backlinks, citations, how many times I put my keyword in and the most RETARDED thing I see.

"Are you saying: "I want to sell my house in Anaheim CA fast?"".

WHO the FROG talks that way!? No one. Are you trying to please your traffic? No! Of course not. That is all you kissing Google butt! That is the OPPOSITE of what you want to do. You think you are being SEO clever? No you sound like an ignorant SEO amateur. Don't do stupid stuff like that.

So.

The biggest wholesalers know nothing about SEO because they blindly followed the #1 rule for wholesaling success. Which is, send 3537263 mailers out and hope as many as possible with hit a target. It is simply the law of numbers. This works, but is obviously not efficient. You need money for this. But once you have the money you will make a lot more, so "who cares". And that is why they are not very smart.

A savvy business owner gets with the time. Does R&D, tweaks, always improves.

See... take the wheelchair for example.

Every researcher out there is trying to improve the wheelchair. Making it go up stairs, down stairs, stand on 2 wheels for added height...

But instead of improving an inferior system, they should be looking into exoskeletons,  or better yet find a cure for paraplegia.

Same with DMM. Don't friggin try to improve conversion rate on DMM, when there are WAY better ways to get leads (SEO).

Keep in mind there is one thing better than just SEO.

Credibility.

Most get that wrong too.

Your site needs to be credible.

Everyone thinks, Ohh that's easy, I will put my picture up, my logo everywhere, 3 billion fake text reviews, videos of me... and they think their site is credible.

Well let me tell you something buster.

What happens if you try too hard to make someone believe you?

They will believe you less.

Credibility is a science and an art.

Everyone thinks credibility is a set of tasks to be completed (like adding a picture of you). This is wrong! Credibility is a desired RESULT of applying certain tasks.

Not because you do tasks 1,2, and 3, you are now credible.

I see TOO many sites that either have a stock website,  or they over did the personalization.

Every time people copy my site, they wonder why it doesnt work for them. They still don;t get conversions and they still don't rank #1. What you see on my website is the tip of the iceberg. There is a colossal effort that goes on underneath that tip!

And you may think that the online route is more expensive.

ACTUALLY....

It is the opposite. It is not just cheaper. You will get PAID for going the online route.

If you wonder how is that humanly possible?

Because I have developed a strategy that makes this possible

Google "Forced Traffic & Conversion Strategy". You will tank me for this and I will nonchalantly extend my hand while I look away for you to kiss said hand, to accept your gratitude!

Now Google it and get excited. There IS a way to hit the ground running as a newbie!

Overlord MSOOTKAUG

And BTW, with online lead generation "you dont have a list of qualified people to call". You do not call them. They call you.

Friggin repeatedly.

Constantly. They don't leave you alone Gaaddamnit. Leave me ALONE!!!!!

They go after you .. relentlessly. They think you only have one lead. When you get 10 leads a day it becomes hectic really quickly!

Online lead generation is the easiest way to get contracts signed. They are pretty much harassing you to come sign that damn contract.

BTW we are closing today on this lead.

ARV = 170+

Contract price $11K

Go Jerryll

Its your burssssday!

This is definitely the answer I was hoping to get. I love the energy and passion you transmit when writing on this forum post. I appreciate all the knowledge you shared with us. Seems like SEO is the way to go! Before reading this post I had never heard of SEO. I'm going to start learning more about I will implement it to the business soon!

The online funnel is simply a motivated seller website with a lead capture form. You can check out www.carrot.com for an example. There are lots of options for sites like these.

The next step is generating traffic which is done through pay per click and SEO strategies.

Neither is cheap but they are effective with consistent action and follow up.

Thanks for your response! The website seems great. Have you personally used their service in your business?

Hello BP community!

I started Wholesaling Real Estate about 4 months ago and I started generating leads through direct mail but quickly I found out that it takes more money than I expected. So I switched to cold calling and driving for dollars, which is much cheaper and has great results too. However, a few months ago I started hearing about the concept of an online sales funnel to generate leads, but I haven't seen any of the biggest wholesalers talking about it or using it on their business. I believe that the concept sounds great because motivated sellers are basically coming to you so you already have a list of qualified leads to call instead or reaching out to anyone who is tax delinquent or is an out of state owner. Therefore, I'm curious to see if anyone here has used a sales funnel to generate leads and how has been your experience with it. Also, if anyone has done it please share the cost related it to it so we all can have a better idea before implementing it to the business.

Thanks for sharing your knowledge.

Post: Wholesaling marketing advice in LA

Hi BP community,

I'm a Wholesaler focusing on the LA market. I'm seeking advice from other experienced wholesalers who are doing deals every month. I just finished my first direct marketing campaign from a tax delinquent list and I got very good results and I learned a lot too. So basically, I wanted to ask what are the lists that work best for your business and what marketing strategies are you implementing. I'm looking to start sending marketing to code violation this month. Has anyone been able to get this list from the city? and if so how do you get it? I've tried showing up to LADBS and calling them but they said such list doesn't exist. The same happened with my tax delinquent list but since I never gave up they ended up giving me the list. Lastly, what's something you wish you knew when you started wholesaling in LA?

Thank you everybody in advance,

Isaias.

Hello,

I'm a wholesaler from Los Angeles, CA. And my job is to find deeply discounted properties. Are you interested in acquiring more deeply-discounted properties with "Cash" for "Quick-Turn Profits" or adding more rentals to your "Rental Portfolio”? I have a few properties under contract right now and I’m looking for serious cash buyers to assign these contracts. If you are interested please send me a private message with the best phone number and email address to get in touch with you.

I look forward to finding you your next deal!

Hey Igor, thanks for sharing a little bit of your story. I'm 20 years old and was using that as an excuse not to get started because I thought I was too young. You really changed the way I look at REI. Keep the hard work!!
