Wholesaling marketing advice in LA

Hi BP community,

I'm a Wholesaler focusing on the LA market. I'm seeking advice from other experienced wholesalers who are doing deals every month. I just finished my first direct marketing campaign from a tax delinquent list and I got very good results and I learned a lot too. So basically, I wanted to ask what are the lists that work best for your business and what marketing strategies are you implementing. I'm looking to start sending marketing to code violation this month. Has anyone been able to get this list from the city? and if so how do you get it? I've tried showing up to LADBS and calling them but they said such list doesn't exist. The same happened with my tax delinquent list but since I never gave up they ended up giving me the list. Lastly, what's something you wish you knew when you started wholesaling in LA?
