I️ have found a fourplex through Zillow that was listed as a rental, but I️ contacted the owner and asked if he was interested in selling. Long story short, he would be willing to part with the property for 150k. Each unit rents out for $500 x 4. My expenses on this unit would be just under $1000/month not including the mortgage payment. The seller seems very negotiable and I️ was thinking of doing a seller financed deal with him. My idea was something along the lines of an interest only loan with a balloon payment at the end. My thought process being that I️ would be able to cash flow the whole term of the loan, and by the end either conventionally mortgage out, or sell of the property and reinvest. Questions, comments, concerns? Thanks!

So I’m having a difficult time understanding how a land contract differs from a mortgage other than the fact that you’re financing through the seller. Once you fulfill your full payments of the LC do you get the property all the same as if you had purchased it with a mortgage or are there any differences?

I’m just beginning my investing career and with the guidance of BP I️ have decided to move on a house hack. I️ have two properties in mind and will be making a move on one of them shortly. However I️ only have enough money to barely make the 3.5% FHA minimum down payment on a property. Also by my calculations it would take me roughly 2 years to save enough to be able to refinance to a 20% down conventional loan, so that I️ could fully rent this property out and create a second FHA loan house hack. So my question is, how can I️ expedite the process and scale my portfolio quicker up front?

My current job pays well as I️ work in a plant and do electrical/programming work. I️ bring home about 4000 after tax a month and have 14 days off a month. However the days I️ do work are physically draining and I️ often switch between night and day shifts, paired with a 45 minute one way commute this makes for an undesirable job. So I️ was thinking about changing career paths to something more synergistic to a real estate investing future. Being as my bills are not terribly high probably around 2500 a month (but with little savings) Would it be wise for me to pursue a real estate career or maybe something along the lines of a carpenter or in the trade of fixing up houses? Curious for your thoughts, thank!

By trade I’m an electrician but by no means experienced in diy home renovations. So I️ was curious, as a first house hack, do you recommend a slight fixer upper or a turn key property? Thanks in advance!
