How to scale your investing

I’m just beginning my investing career and with the guidance of BP I️ have decided to move on a house hack. I️ have two properties in mind and will be making a move on one of them shortly. However I️ only have enough money to barely make the 3.5% FHA minimum down payment on a property. Also by my calculations it would take me roughly 2 years to save enough to be able to refinance to a 20% down conventional loan, so that I️ could fully rent this property out and create a second FHA loan house hack. So my question is, how can I️ expedite the process and scale my portfolio quicker up front?

They are aware actually. I buy from other landlords and the banks that were involved are smaller portfolio lenders. I wrote an ebook and several BP posts on this subject if you'd like to learn more. I've bought 60 units in this manner ranging from SFR's up to 12 and 16 unit complexes.
