 There might be a company out there that does this but none that I know of. Best Skip Tracer only charges once per contact that returns a number. I think this is probably how most skip tracing platforms charge as well, because weather we return 1 cell phone or 4 cell phones & 4 landlines the process and effort is still the same. What's the cheapest option you've found so far? How big is your list?

I'm really not looking for cheap options, just high quality skips that will return usable cell numbers instead of thousands of unreachable numbers for my SMS campaign. I didn't think it existed, but had to ask anyway!

Hey everyone, 

I'm looking to save money on my SMS skip tracing by only paying for cellphone numbers that are NOT on the "do not call" registry. 

Does anyone know of a skip tracing platform that only charges you for cellphone numbers that are not "DNC"?

Not interested in landlines.

(Please don't recommend the same skip tracing platforms everyone knows... unless they can actually do this)

I am not well-versed in the current rates, but I would want it to be low enough to justify double closing for a profit over 10k. Right now I have a deal in the 100-150k range.

I will definitely consult my title company about the B-C covering the A-B first, but I want to have a back-up plan cause that’s just who I am!

That's wise, although I recommend your back-up plan be to find a title company that WILL allow a simultaneous close, if you're current one doesn't.

That said, you should expect to pay about 1-1.5 points for the transactional funds, which wouldn't KILL your deal but would put a dent in your profit.

Ian, why would anyone here want to help you given how difficult you are to talk to? Making money in real estate involves talking to people. If you're unwilling to do that, this isn't for you. There are plenty of other ways to invest.

Hey Gavin! If for whatever reason you're not able to land a 2, 3 or 4-plex, I did a rent-by-the-room 4 bedroom house-hack that worked out very well for me. It cashflows $300/mo, and fully rented out cashflows $600. 

Also look into a creative financing strategy called "subject-to" which allows you to own a property without applying for a loan! You take over the seller's low-interest* mortgage payments while keeping it in their name. Check your state's local laws of course. It's a great creative strategy given today's interest rates.

*you'll have to gather details about the seller's loan such as their mortgage interest rate, equity, and amount left to pay.

Thanks for your input Duane! It is definitely a strategy worth trying if the numbers make sense. I’m still trying to find out what other Austin investors are investing toward PPC or FB ads, but I’m getting closer to an answer!
