Hi Anthony, I have designed 3 STRs and all of them have a pop of uniqueness. I have learned that you cannot over-do-it nor under-do the design of a vacation house, here's why...

If you over do it - make sure you do it right and that takes a professional eye to know which pop of colors you can mix and match as well as which textures and flow go together... if you do over do it and it's correct you'll get a lot of inquiries for bachelorette and bachelor groups - make sure that's your targeted location and what you're going for in the design and size of your house. 

If you under-do-it you probably won't stand out as much... So I advise you know your location and targeted guest and cater to that with a tasteful eye. Make a cool designated area for hangout, lounging, or an accent wall... but remember, it's not about just doing it because that will be a waste of money if your design doesn't go with the architecture of the house, targeted guests and location. Yea, the MLS no doubt. Commissions are negotiable depending on the monthly rate, these are the most common ones:
- half's of first month's rent

- full first month's rent

- 5% of the annual lease amount

You can get all of that info from the MLS data, transfer to a spreadsheet and analyse from there.

Hi Daniel,

I sent you a DM with my insights from what you've expressed on your post. If you have a property in a "up and coming" neighborhood, or a small place:
1. YOU MUST KILL IT WITH A SICK AND OUTSTANDING INTERIOR DESIGN! People want to stay at cool, trendy, Instagram worth places and they will pay more for it if you really nail your design. You have to stand out as an airbnb, even more in a competitive market such as Miami - full of hotels and other airbnbs.
2. Reevaluate your expenses, can you save more on anything else such as cable or internet services? 
3. Make sure you deliver impeccable hosting services!!! Leave a few treats for your guests and really go above and beyond with your communication with the guests.
4. If you need to add a bathroom, or redo a bathroom - DO IT! Now days, with HGTV more people want very appealing spaces, new and cool spaces. 

All of that together will generate a great experience for the guests and that equals to 5 STAR REVIEWS which will get you up on the airbnb algorithm search!

For everything below, I would prepare it all before chatting with someone as to come off as prepared and ready.  As well as showing that you value their time.

Have these listed out.  You say that you are uncertain of the costs, so do some legwork on your end to find them.  It is fairly straight forward with using the search tool on this forum.  Countless people have posted this time and again.  Write them out after reading a few posts and with an idea.  Check with the seller to inquire how long that the tenant has been in place and if they have renewed before.  Often, we miss the vacancy when doing our numbers, and that will quickly turn a winner into a loser.  Also for the seller, ask what expenses that the tenant covers currently. I would ask about your expenses and if he thinks they are accurate/realistic (often we miss some things in our formulas or overestimate the good).  It is not hard to manage yearly rentals from afar, just with some simple reading on the forums, you will be able to.  

Overall: Read on the expenses and managing from afar, ask the seller for information on the tenant and current expenses, as well as maintenance that was performed and when so you know if there is anything deferred that could be a large upcoming bill.  From here, reach out to them and see who is willing to take a call from you.  If you want help from a local realtor and investor in Ft Laudy, let me know.

Hi Wells, Is is a long term or short term rental? I'm an investor and Realtor in Miami and Ft Lauderdale. Usually when a property doesnt get enough traction, it could mean price is too high and/or photos are not showing it well enough... Do you want me to take a look for you?
