Hi Ramona,

Great work on doing your own research about the steps on purchasing a home! I'm a realtor and own 3 STR houses here in FT Lauderdale. I've used other people's referrals and have looked on my own too and now I got to a point where I trust the inspector I have and he does an incredible job. It's not necessarily true that a realtor will have an inspector help "hide" problems with the house to close. That's against our practice as realtors and inspectors and could get them in real trouble.

I do the opposite, the inspector works as part of our team and is trying as hard as he can to find something "wrong" with the property where I as the professional can negotiate and get seller's credit for my buyers for example...

If you trust your realtor, he/she becomes your ally, a professional fighter for you, focusing on YOUR best interest. That's why having a buyer's agent representing you is essential. We have the inside out information and knowledge to attack any situation with professionalism in your best interest for the best results for you.

Doing your own research on inspectors as the buyer is healthy too and makes you as the buyer informed of what inspectors offer and their pricing. 

I always encourage knowledge - Knowledge is power!

Hi Patricia, first of all congrats on starting your research to invest in the STR world here in South Florida!! As a STR investor myself, I know the research that it takes to invest right and to continue to be successful in this industry. I'm a full time realtor and also own, manage and do the interior design of my airbnbs. Check out my profile to see my SFH STR. I did look into the Miami market (I lived there for 8 years), and by my numbers research, targeted guests and logistics, Ft. Lauderdale made a lot more sense. But as the other person replied, it does vary by each individual's needs/whats/goals/investment strategy.

If the location is prime, the price is right, and your investment strategy works for this property, why not? Maybe you need to revisit the numbers for the renovation because that can be a huge problem (not finishing in time as it always happens, spending more money than what you had budgeted, re-visit the budget and add the number up for errors) that's the only big problem I can see happening. As a side note, if your place is small, make sure to have a KILLER interior design. Buyers overlook size for functionality and well done spaces. So, definitely invest on an interior designer

 Ft Lauderdale is awesome but prices have gotten so out of control there I can't imagine it makes much sense for people looking to jump in now.  It's twice as expensive as Destin (probably more, actually) which is already not a cheap market.  Was just dabbling in the area yesterday and there are 4-5 BR pool homes there a few blocks from the beach for $4M+.  


You don't need to be blocks away from the beach nor even 1 mile away to make a good return on your investment in the Fort Lauderdale STR market. You have to know your local STR numbers well detailed and which streets to pull the trigger at. There's a lot more to it...
