So...I'm in the middle of this myself, but I find that there really isn't any such thing as 'a' mentor. You're going to have three to twenty people who each do things a different way, and will be willing to teach you the things they think you need to know. Build relationships and develop your own method.

@Bryan Palermo--look up business casual on the google machine, and wear a version of it that is appropriate to the scheduled venue. I would be ready for socialization--and bring business cards or be prepared to airdrop some equivalent.

No, I haven't, but since I am also just starting out, I've found that there's a lot of knowledge and contacts to be had for free. Let me know if you go for it and it's useful, though!

I'm also curious about this. Frankly, I think my time is probably more valuable than learning any one skill, but I am looking at maybe finding a general contractor that will let me tag along on weekends so I can start to see what he sees. Maybe be a gopher for some of the basic stuff with his subs.

In my ignorance of that market (and many other things!), I would definitely not offer 105 for somebody asking 112 at 90+ days. 

Last time I evaluated a house with an in-law, I averaged local efficiency apartments and rooms-for-rent. It came up to about the same $/sqft, but people were going to want it furnished.

@Alina Trigub Why does house-hacking reduce your down payment required? Does this change for moving from multi-family to 5+ units?
