Hi All!

What all steps should be taken to prepare property for the winter and cold months? This past winter, a property over 100 years old that I have, had an issue with the pipes freezing and the furnace going out. Just want to get an idea of the best preventive maintenance steps to take for the winter months, thank you!

Hi everyone! I want to get others thoughts on whether or not cash flow is necessary for them when investing in long term rentals? Over the past few months while looking through Zillow, I've seen properties that have been recently purchased at a price that would make it difficult for it to cash flow and wonder what the thought process is behind purchasing a property that doesn't initially cash flow. Hi, I have a LTR that I purchased earlier last year that according to Zillow has appreciated 45%. I would love to reinvest some of the equity into another property through a cash-out refi. What indicators do you use to determine if a property is in a position for a cash-out refi and how do you determine the current value of the property? I've been using zestimates to determine property values but not sure how accurate it is. Thank you for your feedback!

Hi Everyone! I recently received a call from my tenant that there was a break-in. Someone kicked down the back door to the property and ran away. The tenant took photos and filed a police report and there seemed to only be damage to the door. Does anyone have experience with break-ins at their property and what's the proper steps to take in these situations. Any advice would be appreciated, thanks!
