Chaz Reid lol I know what you mean, all of my friends are wondering why I'm staying home Saturday nights while they're over at house parties and clubs. While I'm at home listening to podcasts(which are way cooler than house parties by the way) I guess I just have bigger hopes for the future. Not working a 9-5 office job making 17,000 a year. Not exactly for me.

thank you all for the inspiring and kind words! I just joined and I have my first appointment tomorrow with a motivated seller, I will also be meeting with an attorney and hopefully getting it on contract to wholesale. So big day tomorrow! I'm extremely excited, but I also haven't been so nervous in my life. I don't have a mentor yet, but I hope to be going to my first REI meeting this week aswell. But if anyone wants to give me advice i am 100% open ears! And @Account Closed tell your son I said good luck! Of course he already has a great mentor to start off!

Welcome to BP Daniel! It's very possible to build a passive income in 9 years, and this is definitely a site to start! There is an abundance of information that you can learn from listening to all the podcasts or the forums. That was exactly the information I was looking for! Thank you very much, I just got off the phone with him and he told me that I had to get it out of the land in 1 week, so I think I'm going to go ahead and pass on that offer. He was looking for about 7k for the trailer and from the range you gave me I don't think I'm going to be able to bring him that low.

So in the efforts to get out there in the field and starting my first deal I came across an old gentleman who is selling his old trailer home. We've exchanged a few emails and he sounds like a very motivated seller. My only concern was that I'm not very familiar with trailers and I was curious if there was any difference between a SFH for example and a trailer. If we do come to an agreement I will be wholesaling the property, but first wanted to make a thread to ask for advice regarding the topic. Would I have less buyers because it is a trailer? Would the ARV be a lot lower to the point where I won't even get anything out of it? Any advice is greatly appreciated, have a blessed day! -Isaac karter

Hello BP forums, my name is Isaac karter. I am an 18 year old from Texas who hasn't yet gotten his feet wet. I've done quiet a bit of research which include webinars, podcast, YouTube, and just some good old hard cover books, but even with all that information I'm finding it rather challenging to actually start making some deals happen. Since I have no saving or a sufficient credit history I figured wholesaling would be my preferred option. I'm not exactly sure what's stopping me, maybe it's the disapproval from those around me that shut me down from time to time. They think that I'm in way over my head and I should just shut up and get a "real job". I hope it drives me to become a successful real estate investor in the future. Welcome Gregory! I'm glad you have made the first big step in deciding to become a real estate investor. One of the main things that you want to figure out is which branch of real estate investing is the one that interests you the most. Would you like to buy a house that needs a lot of work, but could get a possible great return out of it? Or would you prefer to invest in a property that's nearly move in ready and rent it out for steady monthly cash flow? When you're just starting out its great if you find 1 that you really like and master it! And as far as getting a construction license to cut down cost? I don't recommend it what so ever. Your time is far more valuable. You could be out finding that next big deal, or making that next big move to expand your real estate career, but instead you're stuck in the property painting a wall.
