Thanks for connecting me with Joel. As an update to this, I just completed a successful 1031 exchange into a Walgreens that Joel found in a phenomenal location.  The dark value of the property is greater than my loan balance. I plan on utilizing joel for another 1031 exchange in the near future.

Thank you all for replies. After thinking it over more than twice we decided to decline the lease to them. There are other tenants who might leave if noise from call center will interfere with their work and I would rather keep them and keep looking for a more suitable tenants.

I am considering renting a 500 sq ft in a small office building (1 story, 7000 sq ft) to a call center company.

The rest of the building is occupied by real estate brokers, mortgage brokers and insurance agents.

I am concerned that call center as a tenant will incur more expenses and cause more troubles than I think.

What are pros and cons of having a call center as a tenant?

Here are some I can think of. As they grow (they start with 6 people, but the office can accommodate 20 calling stations):

1. They will take more parking spots, leaving less parking for other tenants.

2. They will use more water and restroom supplies.

3. They are noisier than most other types of businesses, which might be nuisance to other tenants.

4. More power consumed to run computers (electricity + A/C).

5. May incur higher maintenance (cleaning) cost.

Should I charge them more because of the reasons above? How much more?

Is there anything else I should take into consideration before signing a lease agreement?

We got a building for our own business but have some room to lease. Call center would like to move in and they are just starting out so only expect 4 employees to start with. We have a rent set for that. But as they start growing the expenses will go up and we need to make sure we are not paying them to stay in. How would we structure the lease agreement if they have 15-20 employees?

If she gets up tomorrow and moves out what are you going to do? There is no security deposit to hold... And seems that with your attitude towards the problem you are likely to take it to court and spend numerous days and money to get judgment. Is it worth it? If you are in a rental business you need to accept things for what they are and keep emotions out of it, otherwise it'll be a costly lesson to learn

I always let me tenant to move out when they have to. It is definitely less stress and aggravation for you and cheaper that way. I would rather find a tenant who wants to stay and will not bother me with "nick nacks" and other issues she may find just to get out of lease. I agree with Jon to increase her rent though

Also make sure that if you take money out keep them in the bank for at least 2 months as when applying for mortgage you have to have own money, and HELOC would b considered borrowed money. If you show bank account with enough money for down payment you would be safe

I understand your frustration. I'm in the same boat but I'm a "buyer" in your situation. We were supposed to close last Friday (27th) and we were all around the table at title company and funds were there but Loan docs were missing. Of course, I'm not sure what exactly going on with your buyers but it is frustrating as hell when you personally cannot control things and at a mercy of other people.

Give them extra time and close couple days later.

Just speaking from a buyer stand point.

I own one unit in this complex and attend HOA meetings and know they haven't paid HOA dues for over 2 years. There is a lien on the property from HOA. If it goes to trustee sale and gets sold will second lien be wiped out? I wish owners would cooperate. Can I contact their attorney to see if they will consider sale?
