How much should I offer for this Fourplex

Area:
Good neighbourhood,
Media household income $120k/yr;
Good schools: 8,8,9 score in trulia;
popilation growth 1.2% last year;
low crime rate.

Fourplex: 3408 sqft listing for $294k, ($86/sqft);
rent 990/unit, (currently 100% occupied)
maintanance:$ 5040/year
tax rate: 3.25%
Land lord pay water, garbege, sewage and house insurance

Comparables:
1) Fourplex in the same street of the same type sold at $59 Jan 2013;
2) Fourplex in the same street of the same type sold at $$73 April 2013;

How much should I offer? (BTW, it's 17 mins from my work, so I am very interested in buying it)
