We did have them sign estoppel letters and the tenant still thinks he's month to month but the lease says it's a 12 month lease.

We just got a new property with tenants in it and found out the day after closing that the old owner signed a new year long lease after the property was under contract and did not let us know. Is that okay? It's not a huge deal as the rents aren't that far below market value but I'm kind of upset that I wasn't notified. They told me that they didn't have a lease for this person and they were just month to month.

@Mel Hayes I'm actually in the process of doing that and so far haven't had a problem.  There are people who are more old school that I've inherited and would rather mail out checks which is ultimately fine since I can deposit it on my phone.

In a better neighborhood, I would (and have) provided a washer and dryer. For other areas, I just make sure that there is a hook up so they can provide their own. It also depends on if other rentals in the area also provide it.

I just started using cozy and I like it so far. It does take a couple of days for the money to transfer to my bank account but I like the interface and the customer service reps are responsive and nice.

I just started using cozy and like it a lot. It takes a couple of days for the payment to be in my bank account but I like the interface and whenever I've emailed, they've always been really responsive. Like people have mentioned, no charge unless CC is used (for tenant). I haven't tried their background checks yet but I like having everything in one place.

Maybe 1,085 would be competitive? I'm not sure I would offer a 2 year lease right off the bat but I would definitely offer a 2 year lease if the tenant great and just give them the same rate.
