Anatoly S. I've also had my eyes on Winston Salem... Be careful & have a GREAT contractor. Those prices are VERY attractive, but its for a reason. I've viewed several. All are built before 1978 = Lead Based Paint & All have structural damage. Not saying that that's a deal breaker for you. But if you don't have a good NO GREAT contractor, in my opinion I'd just be very careful. Are there deals? Yes I'm sure. I haven't pulled the trigger yet on ANY of the obvious ones because of what I mentioned above. But I'm sure YOU as well as I will find that DIAMOND πŸ’Ž in the rough! HAPPY HUNTING MY FELLOW INVESTOR! ✊🏽

I'm going to do my best to give the BP community my short version. I'm not a short version kinda guy, but here goes my best. This will be a complete gut rehab. Just contracted a 2100 sq ft SFH right outside Charlotte, North Carolina in a smaller low income town called Statesville. I will be turning it into a separate metered duplex. So I have questions. Many I've figured out due to my own research, experience, networking & due diligences. But some are speculative... In an effort to be short yet sweet I'll only post 1 @ a time... Question 1: I want my kitchen to be a draw. Yes it is a Duplex, yes it's in a blue collar, low income, yet growing area. But I believe in Kitchens, baths & open clean floor plans. With that said here's my question. I've been researching Kitchen appliance packages. How do you determine Electric VS Gas burner/stove for a rental? I found some appliance packages (dishwasher, fridge & freezer, microwave & 4 range stove w/ oven) that are about $1700 x 2 (Duplex) = $3400... Is that reasonable? BUT HOW DO I DETERMINE GAS VS ELECTRIC??? Stainless steel vs black vs white, etc. Help BP! ☺️

Hey Jason,

I may not be a Guru in REI, but I'm great @ sales... So in this case IM(professional)O, the best thing to do is take action. Quick action. In order to play, you have to get in the game! Sales 101... People buy/sell from/to people they trust. So be yourself & start a conversation. Try your best to be personable & not scripted. Your goal should be to attempt to find their motivations to sell (hot buttons). Once you figure that out it will be much easier for you to tailor your pitch (presentation) towards that crutch & then once you're proving that you're sincerely trying to solve there "problem," then you've made it easier for yourself in the close.

Sidebar; the hardest part in this will be the most important IMO... It's called 'the warm up!' You don't want to appear as a salesman (the devil). You want to appear as a professional solution to their needs. I can teach the book on the philosophy behind the close, lol... But I'll stop here... Hope this help!

Been reading! Been podcasting! Time to start some investing!!! Quick background... I'm currently a very well paid 100% commission W2 employee. I've been a sales manager/finance director for over 8 years now. My current position puts me in a position to drive over 150 miles per day to & from clients homes. "DRIVING FOR DOLLARS!" Lol... Over the past three days I've spoken personally to 4 motivated sellers due to FSBO signs in yards & have submitted 2 offers. I currently reside in Charlotte, NC. But will look @ a deal in any area about within a 80 mile radius (give or take).

Goal: 25 deals within the next 12 months

Finance: Liquid Capital On Hand To Invest

FICO: 777

Motive: I'm aware that I can possibly do this by myself, however I've always been a team player & firmly believe that w/ the right synergy...two heads will always beat one! So I'm looking to build a team or partner with some like minded, hungry, motivated, individuals ready to get in the game & get some action!

Need: 

-Great contractors; will need for rehabs

-Investors; stronger buying power & second opinions make sounder investments

-Wholesalers; credible, no BS, to bring deals, deals & more deals

Michael Cohen I'm currently a W2 employee, but it's a 100% commission job... I've been employed since 1/1/17... I mentioned 2 years of unemployment before this new hire to state the fact that my tax returns won't show income for 16-15...
