One option to stay liquid and still see some double digit gains on your money is robotic trading software - give u Hedgefund level automated trading and it mitigates downside Rick - pulls you into cash position if any stocks get outside normal dips. http://flipstockmarket.com I've held my money here (15%) return and just pulled some out for a commercial deal. Cuz once money gets into real estate - can get stuck in down payment, repairs and such. As an option... Michael

Well...put a 6plex under contract today near ASU. Still have inspection, but very versatile area...could do student housing, short term or traditional rent...Worst place in the area, ugly enough to scare away the faint of heart, rents not touched for years...PERFECT! 

Will share # details "on deal" once it closes...

So, far so good, excited to take on my first commercial property, where if I do what I've done to other 1-4units...value-adding and increasing rents, then the outcome could be very favorable, I like this math better than waiting for what my neighbor's houses sell for..driven by rents/NOI.

Hi @Steve Vaughan a man from my homeland in WA..(albeit I'm from Kirkland) Solid suggestions - no consumer debt and no variable mortgages, what I do have are pretty solid and non variable. I've been a buy and hold guy...buy, renovate, rent, manage and wait.....And some Vacation Rentals...good advice to stick with what I know..(came from buy & hold, sold a couple properties recently to go to cash in lieu of a suspected correction) But I'm not sure that is the right move, I like $ in the market....thank you for your insights...good thought track!

Thank you @Ron Dancy Funny that you should bring up Student Housing, that is on my target list, I haven't ventured into building from scratch, but am looking at a some units around ASU in PHX where I'm at...appreciate the suggestion!

What would you do if you had 100k? I have some ideas, but would like to expand my 

reference outside my own thinking to that of those that maybe have been further

down the road in real estate here on BiggerPockets and share what they would do with 100k. 

1.) The goal is to achieve the greatest amount of cashflow from the $

2.) Be able to get money back at some point (sooner is always better than later)

3.) Minimize taxable income

Looking forward to hearing and consider all ideas and suggestions.

Recently, I was in the same boat - Struggling to repeat the height of my selling career.

It came to be where I would Come to my desk and have to figure out "who" to call or contact...how to be clever enough to GRAB THEIR ATTENTION without coming off as "needy" but with the right posture.

Well, NOW there is a way to "nearly" fully automated the entire sales cultivation process, that actually CONVERTS and I've returned to the sales champion that I once was! You can as well.

I was in corporate sales in a very competitive industry, that was difficult to differentiate me, my company and the value of our services. (same goes for Real Estate Agents, Insurance, Mortgage, Real Estate Investors, Title and Escrow Services)

About 10 years ago, I read 4hr work week by Tim Ferris and always believed there was a way to automate the sales process..the meeting, greeting, timing, asking some impact questions, etc..."the minutia". Have always known that Sales is a "numbers game", as one component to selling. I've been at the top 1% of new business for 2 separate Fortune 1000 companies, so I know about new business. The key is being with the right buyer, that is motivated and to be able to solve their challenge at the right time. 3 Min. Intro.

Fate would have it that I ran into the CoAuthor of Guerrilla Marketing Wendy Stevens and she introduced me to a Linkedin Sales Automation Tool, that changed my life. I set up the tool (was very affordable ($995) to create a fully automated sales process, that is scale-able and what happened next is amazing. I was being connected to very HIGH LEVEL colleges, receiving INTERESTED BUYERS by following her methodologies and expertise....What would it be like if your inbox OVERFLOWED WITH QUALIFIED LEADS READY TO BUY? I needed to be able to manage this.

SO? I was receiving such a great response, I asked her to set up a webpage, that I can share this with my Real Estate Community and other business contacts.

Selling my Vacation Rental in Kirkland WA for $178,000

This is the lowest price unit in this area, that has been experiencing

double digit appreciation and being at the bottom of the market

has no way but to go up.

I've owned the unit for 8 years and it is currently fully furnished and best

suited for an investor who wants to break into the Vacation Rental Market

in Kirkland, WA. (20mins. east of Seattle). Microsoft, Google, Starbucks, Large Medical

Community (traveling nurses)

Here are the numbers:

Rented for 200 nights in 2016

Rent of $1,800/mo avg. - Market would support $1,200/mo as a traditional rental.

Reason for selling is that I am transitioning money to AZ where I live into 

commercial property. No Rental Cap, $200 Hoa Dues. 

All my resources are available - Housecleaner, Handyman

Great location, very comfortable apartment

The apartment was very nicely equipped and a perfect size for the 2 of us. The murphy bed was comfortable (they aren't always!), and we had plenty of room for storage of our 'stuff'. At first we were put off by the Keurig instead of a regular coffee maker, but we found the plastic piece which allowed us to use ground coffee. Overall, a very pleasant stay!

This place was very clean and just as advertised

The condo is close to everything as advertised. Walk to coffee and food about a half mile. The condo has everything you need for comfort and convenience. The neighborhood is quiet with friendly tennants. We really enjoyed our stay and will definitely come again while visiting our daughter at school in Kirkland.

Convenient and plenty of room

The apartment was spacious and the bed was comfortable. Location was convenient and we walked to the coffee shop most mornings. Quiet safe neighborhood. My only complaint was the lack of lighting in both the kitchen and living room otherwise a great stay.

Enjoyed our stay

We truly enjoyed our time in this suite. We found the review accurate. The suite was clean and orderly. Though listed as small, it fit all our needs. The internet was adequate and reliable. The one improvement I would make to the suite would be to add more lighting to the living room area. I found it hard to read at night in the living room and the provided light didn't quite seem to be enough, but that was a small thing overall. The apartment is close to lots of stores which made it quite handy. The owners are friendly and respond to any questions or needs quickly which is a real bonus. I would indeed recommend this apartment to any businessmen who need a short term stay.

Clean, comfortable, convenient

My husband and I stayed for two weeks while visiting family and meeting our new granddaughter. The condo was perfect for us! It is in a residential neighborhood just a couple of blocks from our daughter's place. We walked to Juanita village, where there were restaurants and a small grocery and we took the bus to downtown Kirkland and to the larger grocery store. We didn't feel the need for a car at all. The kitchen was well stocked and everything was very clean. We used the coin laundry in the building. Paula was very responsive in answering our questions. It was a great stay. We will definitely come again!

Great place to stay

The studio is very comfortable, well kept and with a good infra-structure. It's also very well located. The only downside is the lack of a blackout shade in summer. But I'd love to rent it again next time I come to visit the area.
