Hi,

Our wholesale company is looking for an investor friendly broker to form a partnership with.
More or less you'll be listing the investment homes on MLS - We grab off market properties and bring directly to you for listing.
I realize there are several companies who provide exactly this service. We want a relationship with a local broker, not just a listing. This is why we are willing to pay a few hundred bucks extra per listing, vs. using an MLS service. 

**Required: Must be a managing broker in or around Atlanta, GA - Flat fee, no commission's paid unless you bring a buyer.

If you are new to any area of REI (Real Estate Investing) you may have noticed the direction toward success if often clouded. Usually by people who love to talk so much they never get around to taking any action. One thing you will learn in this business is ACTION and consistent follow up is the purest way to a commission check.

There are many tasks which beg for your attention daily. Most of which will keep you making $10 an hour... The only real time you are making $1,000 an hour is when you are negotiating at the kitchen table with a seller. So the question is, how do I spend more time in the big $$$$ area?

There are many ways to get leads - Drive for dollars, mailers, cold call from Craigslist. But once you get the leads how do you know which ones are going to waste your time?

3 MUSTS on Initial Phone

Equity - Do they have the equity to be able to sell to you? A good rule is to take the estimated ARV (After Repair Value) and multiple by 70%, sthen ubtract repair cost and if the equity is there.. proceed

Ex. ($100,000 ARV x .70% - $10,000 (repairs) = MAX contract price of $60,000)

Repairs - Is there a need to do a rehab on this house? If you look hard enough there are repairs the house could use (99% of houses need something).

Vacant - If the house is sitting empty chances are the owner's being charged insurance, HOA, taxes or something is taking money out of their pocket.

**If any of your potential sellers meet 2 of these criteria (Equity must be one) book the appointment and go to the living room with the intention of signing the deal up on the spot.

There are many people who can teach you the Subject to game.

I agree with @Davon Lowery about being active, always moving forward and improving. If you just take the next step you see, often the next step shows up allowing you to take another one forward toward your goal.
My advise: Try to find a high level subject to guy, one who partners with people in different markets for a profit spilt. 
I will make an introduction if I see you around the forums and putting in work in the Atlanta market.

Are infinite options of mentors in this space. The most important thing is you being committed to figuring out REI NO MATTER WHAT. You can fall down 1000x you'll need to pick yourself back up and have faith that you can make it.
Second is only learn from those who are actually doing what you want....actively-boots on the ground.

Welcome to BiggerPockets.

I am an investor and also sell to most, if not all, the top ones in Georgia.
All day me and my team are looking over market data and vetting properties.
If you are looking for reliable market knowledge I would be willing to spend a bit of time with you to point you in the right direction. No one is an end all be all, but if I can share 1-2 insights with you It would be to see the flow of inventory. Choose an area to focus in and watch the Off Market & on market homes that go through there. Before too long you'll figure out what a good deal looks like and which ones to avoid. 

And as always...
Your network will often equal your networth. Grab lunch, coffee & a phone call with everyone you can.

Very noble goal you are working toward! Hat's off to you my friend!
