Hey, Im in the same position as you. I am currently a sophomore in college also and I plan to do the exact same thing. I plan to get my realtor's license next summer and hopefully become an agent. Becoming an agent will help me learn about the ins and outs, rules and regulations of real estate. And on top of that, it'll teach me how to communicate and sell effectively. Good income too! I want to accumulate as much knowledge as possible by 23 (I am 20 now), which is when i plan to purchase my first property. I will rehab and renovate my first few properties and trade up until I can get a decent sized rental property. Sorry for using "I" too many times. So... looks like we're on the same boat. and what about single family houses, where u only have one tenant? If I were to renovate before this house before it becomes occupied, wouldnt that risk damages to the renovation?

Can anyone clarify William Nickerson's steps in real estate investing to me. He uses a combination of flipping properties and renting them out, but i dont understand why you would need to rent them out. His method is to purchase a beat-up property in need of rehab, renovate and rehab, rent it for 2 years, and then sell it for 25% profit. How would you renovate with your property occupied with tenants? Wouldn't be better to sell the house right away so you wouldnt have to get caught up in morgage payments? I dunno, maybe it explains later in the book, I havent finished it yet, but i cant wait! i must know! thanks!
