How often would you come across a good investment property in the mls? Are the chances pretty low? I just need a good idea of where I should start looking when the time comes. I appreciate the quick responses.

Hi I'm relatively new to real estate investing. I was reading bout how to purchase a wholesale property and I noticed that there is a lot of due diligence required. Since I work full time, I was looking for an efficient way to scan through dud deals and good deals, if possible. Would it be possible to hire an agent for wholesale properties?? I'm located in Dallas, would anyone know of a good, reputable wholesaler?

I'm gettin pretty old now and been contemplating about purchasing a property, but can't decide whether to rent or flip. I'm a recent graduate from a university and just turned 23, so I was thinking I would be better off renting my first property and taking advantage of the tax credit while working my low paying job. Is renting a good idea right now? I've done some research and it looks like currently Dallas has an unemployment rate of 8%. Need some good advice from Dallas investors please. Thanks!

does anyone know anything about texas tax sales? how can i purchase a tax sale property from an auction? how would i pay for the property? what would be the best way to finance a tax sale property if i were to purchase it as an investment for rental.

due to the horrible market right now, i know houses in my neighborhood are taking 5-7 months to get bought. are more people renting? in my position, a college student with a small savings of about 10k, should i purchase a small cheap rental property and keep it for a year or 2 and roll it over to a rehab? I kinda wanted to start rehabbing when im 23, which is in 2 years, but i could purchase a rental property now because it requires less capital. need help.

Ok, I was surfing on the internet for real estate jobs on craigslist. I came across this ad that was looking for people to help find potential investment properties. I clicked on the website and all it asked for was my info. I submitted it and it sent me an ID number. That was it... It all seems too simple. So when I find a property, I submit it and they'll decide whether to close or not. If they do, they pay me, if they dont, then they move on. Is this what bird dogging is? Or is it an actual job I have to apply to? How would I know if they decide to close and not tell me about it?
