hey jeff,

thanks for responding. what specifically do you need to know?

basically, i wholesale properties with disclosure to all parties. by disclosure, i mean the seller will know i'm either assigning the contract to another buyer, or that i'm closing and reselling, perhaps, immediately. the buyer knows the same. i've done multiple deals this way with a title company/attorney.

do you know what title comp in ft. myers i might be able to work with?

@Damien, exactly what Justin S. said. Regarding your theory (Option 2 you add 300K to your base), nice point! I'm still taking Option 1 for the reasons I mentioned.

@Greg P., I'm not sure where you are but it'd be tough to get $1200/mth from "the ghetto" here in Orlando. But for argument's sake, I'd still take Opt 1.

Option 1 hands down! Wholesaling and rehabbing for...did you say the rest of your life? Heck I might as well go back to my 9-5. I may not make $240k-$300k/yr, but I'll probably work fewer hrs and will have more perceived security.

Yep, Option 1: I would surpass the rehabber's and wholesaler's income in about 7 yrs anyway.

This thread is a little old but...

@Josh, I'm not familiar with LogMeIn, but I had someone suggest I get a VA to place ads on my behalf. He said the VA would need to use my IP address and that I would need to go to this site.

Can you tell me a little about whether this is a safe thing to do. I can't quite wrap my brain around it (because I'm technologically challenged) but it seems like my online activity would be compromised.

To rehab and to buy and hold, you should have cash reserves. For wholesaling, it's good to have them too. OR a job or some kind of financial support.

As a new wholesaler, you're anxious to get that first deal under your belt for confirmation that A: You're capable of making it happen; B: What the gurus told you is true; C: You have bills to pay!

Therefore, many times you may see a deal when there isn't one.

Having cash reserves helps to curb hasty decision-making. Three months of expenses at a minimum.

No more true statement than wholesaling/business is what you make it! I personally believe one can wholesale ANYwhere as long as you're willing to work hard your business and are able to spot opportunities or niches.

I also agree with Jim, but would add: if you decide to move to FL, go ahead and get a full-time job to put yourself in the same financial situation that you're in in RI. Then proceed as you would in RI by first educating yourself.

More of my $.02...sounds like your girlfriend will be happier in FL. Spousel...ahem...companion support is extremely helpful!

Hi All,

Can anybody help here? I'm looking for one that specifically does Simultaneous closings, which I understand to be different from double/back to backs in that the end buyer's funds are used for both transactions.

If you happen to know they do these closings, great. But if you don't know, please reply anyway with the name.
