I was d4d today when I saw a group of people in the yard next to a vacant home.

Me:  Beautiful day to be out isn't it?  Hey, I was just wondering...Would you happen to know what's going on with that property over there?  It looks vacant.

Nice neighbor:  Well...blah blah blah...but my cousin inside knows all about it -- I mean he talks to the owner almost every day!  Do you want me to go get him?

Me:  Uuuum, yeah, couldya!!

I don't know if you already have all the seller leads you want for your business but we designed a beautiful website for a real estate investor. Unfortunately, he can't purchase until probably June, so it's completely available and perfect if you're wanting to generate more seller leads online.

Take a look below at an image of the top of the home page.  Then let me know ASAP if you want it because it can only be sold to one investor in your area--I wouldn't want several investors to have the same design.

I happen to be licensed. I was actually hoping to collect a fee up front. Is this something that some investors do? I know when one birddogs they sometimes get upfront pay, no?

Hi All,

I am no longer wanting to wholesale. Every once in a while, I will get a call from seller or buyer needing assistance or looking for an investment. Typically, I will get their contact info and criteria, then spend a couple of days really trying to help them. After that, I tend to move on to what I do full-time. I sort of don't contact them anymore.

I don't think that's cool...

My question is regarding cash-buyers: How can I refer them to, perhaps, a full-time wholesaler/investor/Realtor and still make money? I don't want to do any of the work involved in trying to find a property that meets their criteria, fill out agreements, show any properties, etc. I also want to make sure the refer is legit.

Any suggestions please?
