BirdDog a Cash Buyer?

Hi All,

I am no longer wanting to wholesale. Every once in a while, I will get a call from seller or buyer needing assistance or looking for an investment. Typically, I will get their contact info and criteria, then spend a couple of days really trying to help them. After that, I tend to move on to what I do full-time. I sort of don't contact them anymore.

I don't think that's cool...

My question is regarding cash-buyers: How can I refer them to, perhaps, a full-time wholesaler/investor/Realtor and still make money? I don't want to do any of the work involved in trying to find a property that meets their criteria, fill out agreements, show any properties, etc. I also want to make sure the refer is legit.

Any suggestions please?
