Post: Service Contracts?

Any one use UGI to have service contracts on their rental properties? Do you think its worth the $320 a year? Any advice or experience with it. I was thinking of getting one, house is 100 year old I would be putting it on and is oil heat.

Minimum delivery is 50 gallons which is almost 1/8th. 

What if they wont agree to reimburse me should I still charge them for it? I will order it myself to make sure it gets ordered.

I would not fight over it but would be nice if they would pay for it. They asked out much was in the tank when they moved in and I told them a strong 1/4. I would like the 1/4 back plus the $35 fee now to have it delivered and the $40 fee for letting it run empty for the prime and restart. Really common sense must I specify not to drain it dry and run it empty. Its not good for the house if you have no heat or hotwater and its drops into the 20 or 30s at night. Ya its only for 1 or 2 days but you could have ordered $150 worth 1 week and not had this...

Just says tenant is responsible for oil, but if its empty, I have to order some to protect my property from the pipes freezing if they wont.

They were good tenants and oil was strong 1/4 mabay 3/8 full when they moved in and let know the level verbally. They are moving out in 2 days and its very very low, well below the empty gauge. They turned the heat down to 55 degeees but I still think its going to run out in next few days. It does not clearly state in the lease about the oil, just tenant is responsible for it. They do not want to order more and its going to run out.

How would you handle this? Its about $260 worth not to mention if it runs out its more of a project.

House is over 100 years old. Heating bills in winter are around 650 month with electric heat left at 65 degrees and only 1300 square feet. rent is 1100 month. Would you insulate the house or not?  Attic not insulated or any walls house or ducts in the house.

Just put a heat pump and air handlers in, was oil heat. Kind of feel bad electric bills are so high but does not really benefit me to pay to insulate it. What would you do?

Tough spot. You could try to contact the daughter and ask her what to do with the stuff, if no luck, I think the landlord would have to clean the property out if she does not come back home. I think it would fall under abandoning the property and you have to take control of the property. Most likely utilities will not be getting paid and will be shut off eventually. Best of luck, and hope she pulls through and makes it back home.

Hello

Tenant left in the middle of the lease. Do I need to send them a letter that I will be keeping the last month rent security deposit since they abandoned the property in the middle of the lease. It clearly states this in the lease. I never had someone leave in the middle of the without terminating the lease. They told me 5 days ahead of time and just packed everything up and left.

Does this apply like an "itemized list of damages would"  that I would need to send them if there was damaged but do I need to send them a letter that I will keeping last month and security deposit to due abandoning the property?

@Elizabeth Colegrove yes I did. Sounds like he did not follow any of these guidelines so far.
