Hello

What kind of lease to I need to have to rent a garage. Obviously I should not use my lease I use for a house. I never rented out a garage. Its $120 a month

How does it work with a garage do you get 3 months upfront like a rental property or any kind of other deposits in case they destroy it? How does the lease work then, anyone would be willing to share theirs for just a garage. Guess not much point in screening them for a garage?

 Yes she was on time. 

She said he never helped with any of the bills and she always paid everything, even last place they had. He did agree to sign off on the lease. Yes im thinking its very tight with just her income but if shes telling the truth about her paying everything it should work, but im in no hurry to remove him and if I do my attorney said to remove him at last resort and put a clause in that he is still financially responsible if she does not pay " kind of like co sign for her"

update

she still insists on having him removed because she would qualify for daycare assistant for her child. He only makes $1000 a month and she makes $2100 after taxes.

Is it possible to remove him and just make him like a "co signer and still make him financially responsible if she falls behind. I am alittle worried that just her income will be tight, rent is $970.

does it matter if its a repair or supplies? Either way can't you deduct it?

If I go to home depot and fix everything my self is everything I bought at home depot a repair or is it a supply since I needed the parts to fix it?

 yes all 3 would be met but it always hurt to give back cashflow every month.  I would use the money to buy another investment property. I might take a few months or more till I find a good deal on my next investment property.

Would you sacrifice $200 a month cash flow on 1 property for $30,000 cash out refi? 

The property would still cash flow but would not be making much then if I cashed out max. Rate would be around 4.7 fixed 30 year.

At the end of the lease term, you could do a new lease with the remaining tenant.

For the security deposit you have to be careful and will need to make sure that you have everything in writing as to how that is handled and you should talk to your attorney to confirm exactly what you need and can do.  Few things can cause more problems in court than you doing something wrong with their money.    

 I think and would like to keep it the way it is, but she insists that she wants him off the lease though and she is a good tenant. Your right, I don't see how I would benefit anything if I were to remove him.

Just wondering if any landlord turn off  / do not answer phone calls after a certain time at night like 9pm and all calls wait till morning

I shut my off at 9pm till 7am to try to give my self some stress free time or is that a bad idea since if something major goes wrong over night they cannot contact me, but I dont want to get minor calls at 11pm or 4am to deal with.

Just wanted to see your opinion or thoughts?

Couple moved in 4 months ago, they split up. He already left the premsis 3 weeks ago which I had no idea. She called and let me know and is going to be staying and paying the rent and wants him removed from the lease.

Does he have a sign the removal of him on the lease agreement? Hes already gone and not sure how to contact him, also what happens to the joint security deposit it just rolls over to her?
