I have property that is zoned for multi-family...The 2 properties next door are residential. What do I need to try to get this zoned commercial?

I've had several friends in the Baltimore area and in the Carolinas get hit with Due on Sale 8-9 months later.

I sent someone fudge one time and they called me shortly after they got it. Trying calling back around 10pm and you might get someone on the phone that doesn't know they are not supposed to give that info up.

Thanks Scott, i totally agree and that is the exact approach i take. I have no problem connecting with the negotiator via small talk and just following the golden rule.

I was just hoping to hear some terms that negotiators use and maybe incorporate that when i have one that is heavily guarded. Pulling rank or flexing will get you no where fast. Leave your emotion at the door.

The BPO came in 18k higher? How much was your offer? Lenders will take a percentage of the BPO...some take 83%, some want 90% and others fall between the two.

Yeah it must be a local thing...that sun stays out a little longer in the summer...love it. I really miss door knocking. I don't do it nearly enough since just about everything is a Short. I still go knock in a few zip codes from time to time.
For those that are going to go door-to-door then do it with some confidence and know what you are talking about. You have to know you are there to help. You are going to help the homeowner as well as help yourself.

If you believe in what you are saying, then so will the person you are saying it to. I had a coach that always said "there's nothing to it but to do it." You can't teach experience.

A lot of "brain damage" on craigslist. I've done deals via CL but have also had a lot of my time wasted.
