Post: House in Foreclosure and Has Equity

First of all this house is in foreclosure in FL and is going to sale This Dec 7th so not much time. Loan is 101k not sure about the back payments yet. Prob about 2 years behind. Also an IRS tax lien most likely attached to the property about 28k but I'm not worried about that right now. ARV is 170k-240k. I know thats very broad. Sorry. Needs minor repairs. Has been completely rehabbed in the last 5-10 years. I know there is a deal here I just have to figure out how to structure it. Can I stop the sale if I bring the payments current or does the loan need to be paid in full now?

Not enough in the deal to wholesale. I think the exit strategy would be to buy and sell with owner financing. I didn't even ask her for owner financing, she just offered it, and I haven't tried working on the price yet.

Any better suggestions on exit strategy? I could also do a lease option or a work for equity if it needs repairs. The Value is correct tho based on the address she gave me and my comps. I think I could get a little more if I sell on owner financing.

Without really talking to the seller she mentioned on the voice mail that she's willing to take 70k and its worth about 80k and shes will to seller finance. Not sure of any repairs. I'm guessing it prob needs a little cleaning up. Haven't been able to talk to her on the phone. If I sell on owner financing I could prob get 85k for it.

Haven't tried talking her down on price yet. Any suggestions?

I think it would be a great idea to list or come up with the best closes to get the deal. Here's a couple from gurus.

I know a ton of you guys come across this so how do you make it work? If you can't find a buyer that wants to keep the tenants in place how do you sell it?

I have a seller who wants to sell but has a tenant renting the property. I don't have any solid numbers yet but it will prob be a sub2 or lease option deal. How do I nicely get the tenant out so they don't trash the property? So I can get some money out of this deal sooner than later via new buyer's deposit.

I'm prob going to end up buying a few properties over 1 hr away from where I live. I can prob sell w/ owner financing or lease option. I don't want to drive over an hour every weekend and a couple times a week to replace bandit signs. However I have to stay "on the cheap" also. What do you guys do or recommend that you've had success? Of course I want them sold or occupied asap.

Can you be a multi-member llc taxed as an s-corp even if its only yourself (1 person) in the business?

So what is the answer to this? What do you guys think is the best tax strategy to tax an LLC?
