What are your best Buying Closes?

I think it would be a great idea to list or come up with the best closes to get the deal. Here's a couple from gurus.

“Listen Mr. Seller, I only have limited funds to purchase properties. I had some cash free up this week for me to buy one more property. I have several more appointments this week and I can’t guarantee that I’ll buy your house if we can’t come to a decision today. I'm sure you can understand. So are you ready to move forward and get this property off your back and get some cash in your pocket, or am I going to have to buy another property this week. Because we can’t come to a decision?”

This is from Joe Mccall
“what are you gona do if you can’t sell it? Are you gona rent it? What if I could show how to lease your property to someone who will buy it and will take care of all the repairs, and then buy the house w/o you having to pay any realtor commissions. Is there any reason why we couldn’t do a lease purchase today?, or what would you want to do then?"
