We are looking at purchasing a beach house near Carolina Beach or Kure Beach, NC but cannot find any information regarding short-term rental restrictions. We are aware that HOAs have their own particular restrictions and certain homes may have 1 week or more reservations or 1 month or more reservations allowed, but is there a resource that has the ordinance layed out? We are trying to zero in on areas that will allow short-term rentals of any length. Thanks in advance!

@Alex Olson that makes sense have you had to broker both sides of the deal in most cases or have you usually just represented your buyer client? I have represented myself on a transaction when purchasing an investment property for myself, I just negotiated a decrease in the price instead of taking a commission, but wasn't sure how it would work if you are representing the investor-buyer in this case.

How are some of you real estate agents working with investor clients to find off-market properties structuring your commission so you can actually make some money during the transaction? Would you negotiate a commission with the off-market seller to be paid when you produce a buyer? Would you be receiving a commission as a dual agent and be paid as a seller and buyer's agent to broker both sides of the transaction? I'm sure it is all case dependent, but wanted to see what you all were doing. Thanks in advance.

@Ujwal Velagapudi wow that was some really great tips and insight. I really appreciate it. I know exactly what you mean we would have agents who would actually try to talk us out of offering "low offers" on a home because they couldn't understand the target numbers we needed to hit for the deal to work for us. We usually have to stick to a 70% or 75% of the ARV since we usually use hard money to finance the deals. We got lucky to have found an agent who was at least patient with us and willing to at least work with our strategies even if they didn't really understand the numbers behind it, but I do agree it would have been amazing to have had another person to properly vet the property and run some numbers as well to make sure the property is a good fit. This is a big reason I decided to get my license is because we were doing all the property hunting, vetting, negotiating, research, etc anyways it just made sense to save us some money on transactions costs.

I am an active real estate investor and I have recently acquired my NC license as a REALTOR/Broker with Sellstate Premier in the North Charlotte area. I would like to start taking on other investor clients to help with their buying and selling transactions, but I was wondering if anyone has any tips on starting out? I know what I personally look for in real estate agents we have personally worked with, but what are specific services that other investor clients would appreciate that goes beyond the average duties of a real estate agent. There isn't a whole lot of startup advice geared towards this topic, so I wanted to put this out there to hopefully get some good tid bits. Thanks in advance!
