Use a option to purchase contract for a consideration of 10 dollars which never gets asked for.

1. Use option to purchase contract

2 Find a buyer

3 Have the owner sign a purchase and sell agreement.With any changes needed Price/Terms

4 Close get your assignment fee

5 My contracts have no more than 100 EMD, why we plan to close quickly so no need for that much of an EMD

Evening BP Family

ARV $75,000 to $80,000
But the cost to repair the house is $55,000.

Started negotiation at $13,500 plus assignment fee of $5,000 = $18,500

According to the contractor, the house is not a tear down. But the only thing good on the house is the brick.

Question: With a 10,000 sq. ft. lot, which is big enough to add another room, and a city value of $24,500 for the land, what should my offer be, considering I already have a discount on the land?

City assed. $60,300

Morning BP

When wholesaling a property do I really need to pay a contractor to tell me what its going to cost me to repair the property or let my end buyer find out using his own contractors. As long as I use a round about figure.
