All those areas are good potential locations that we are always looking for great deals within 2 hours driving. Cost of entry into these markets are less.

Columbus made sense, because of the military base out there and people are always moving in and out, you got Aflac, synomis, and College out there. And yes we manage it ourselves as of right now. At first we’re going to section 8 the property, then we saw that a lease to own deal was more profitable and less management and headaches. Essentially, the tenant takes care of all the minor issues.

Since your in Atlanta as I Am also, why not do a couple of fix and flips or some wholesale deals. Atlanta is a hot but High market in my Opinion. That's why we decided to do our first BRRRR deal in Columbus, ga. We didn't need a whole lot of Money to get started. I look forward to seeing how you progress with your investment career.

@J Tessier the seasoning period is was I’m trying to avoid. Last deal only took two months to renovate and found a tenant. Then, I had to sit dormant for four months to pull my cash out, as I had to learn the hard way. This time around, I’m just trying to figure out a faster to cash out and do more deals. Turn the money faster.

@Lauren B. Thanks I wanna explore all options, just trying to see the best exit strategy for this property that we may want to keep. There’s potentially a lot of equity in the deal and I wanted to pull out do more deals...

My question is: If I purchase a house in my business name and rehab it, let say in 6 weeks or so. Can I then turn around and get a personal loan from the bank and sell it to my self for the appraised value? Btw Happy Holidays my BiggerPockets Family!
